Project developer

Function

Your duties will include:

• Identifying, analysing and assessing new property opportunities in terms of their technical, financial and practical feasibility;
• Developing, monitoring and adjusting financial business models where necessary;
• To oversee the entire development process, from acquisition and concept development through to the granting of planning permission;
• Co-ordinating and managing architects, engineering consultancies, legal advisers and other external partners;
• Consulting and negotiating with public authorities, landowners, investors and other parties;
• Monitoring budgets, timelines, quality and risks, and reporting clearly on these matters;
• Conducting negotiations whilst taking into account the organisation’s interests and objectives;
• To ensure smooth coordination between the development phase and the implementation phase, in consultation with the technical project managers;
• Identifying potential opportunities and risks in good time and proactively devising appropriate solutions;
• Contribute to the further expansion of the professional network and the growth of the project portfolio.

Profile

Your profile:

• You hold a master’s or bachelor’s degree in property, economics, business studies, architecture or construction;
• You have 5 to 10 years of relevant experience, ideally in property development;
• You have demonstrable experience of independently managing projects or key elements of development programmes;
• You have a good understanding of the commercial, financial, legal, urban planning and technical aspects of property;
• You are good with figures and can critically assess feasibility and investment analyses;
• You have excellent negotiation skills and communicate easily with property owners, public authorities, advisers, investors and partners;
• You take ownership, work in a goal-oriented manner and maintain an overview of cases; ;
• You are pragmatic, decisive and seek solutions without losing sight of long-term quality;
• You communicate fluently in Dutch and have a good knowledge of English; French and German are an asset;
• You are willing to work on a freelance basis at a daily rate.

The team embodies entrepreneurship, responsibility and collaboration, and carries out a wide range of projects in residential development, house-building, flats and retail. Most of the projects are located in the wider Dendermonde area.
